People Are Talking…

Case Study 1:
From Tear-Down to Legacy Estate
Debra E., Camarillo

My parents had moved out of their house into assisted living and shortly thereafter my father passed away… it was time to sell the house. I was grieving, overwhelmed with the responsibility of being in charge of the trust and of my mother’s care, and lived 7 hours away. I was at a loss on even how to begin to handle the house. While the bones were good, it was very outdated. Some members of my family thought of it as a tear down and wanted to sell it as is for whatever we could get for it.

When I spoke with the YourBestEdge Team, they had a better idea. The house was in an excellent neighborhood with a lot of demand – with some updating we could get a lot more money for it. They handled everything keeping me in the loop all the way.  What a relief! They found a stager and contractor who remodeled the two bathrooms and kitchen, refinished the flooring and painted the entire inside of the house as well as spruced up the yard to give it great curb appeal. The end product was a staged home ready to go to market.  All of that cost about 6% of the pre-improved house value and it netted us an additional 30%.

Dan and Mary suggested the list price, held the house open four days straight, we received 26 offers and by the end of the week we were under contract with NO contingencies! They really took the hassle out with their Transparent Listing package!

By increasing the value of the estate, my brother was actually able to retire and the grandkids got money they all used to buy or improve their homes!  A legacy both my parents would be proud of.

Case Study 2:
Fast Sale with Minimal Inconvenience
Ellen M., Camarillo

I had an investment property (duplex) I had inherited and wanted to sell. I had great renters in the property which I appreciated but didn’t know how to sell it when it was occupied. I did not want to impose too much on my long-term renters. How could it be shown? How could I have Open Houses? What about the security of the renter’s possessions with people viewing the property at all times of day and/or coordinating showings with two different renters?

Then I discussed it with Mary and Dan at YourBestEdge and they had all the answers!

At their expense, they transformed the property into a YourBestEdge Transparent Listing! We knew what we were selling and the Buyers knew what they were buying. There was one Open House and within a week we had received 6 offers and settled on one…fully non-contingent and closed within 14 days. The renters were minimally inconvenienced and, therefore, very helpful with the sale.

Now I have the liquidity I needed for other projects and a well needed vacation.

Case Study 3:
Uncle Dan’s Winning Offer First Time Out
Happy Nephew, Santa Cruz

Dan’s nephew and his wife had been looking for a home in Santa Cruz, CA for well over a year. They had saved the down payment, made many, many offers, but none of them were accepted. They had used a few different agents and had become frustrated. They discussed their frustration with Uncle Dan and asked if he could just do it for them. This was totally outside of Dan’s local area, but he agreed to do it if they found the house.

Dan set them up with the YourBestEdge Buyers Advantage. Then, they found the house they wanted. Because of the Buyers Advantage, Dan was able to write a powerful offer the Seller could not ignore. Indeed, they were the winning offer first time out. “Even though I was an out of area agent, the offer could not be ignored!”

Today, they live in their own home in Santa Cruz raising their daughter and enjoying the pride of home ownership. We are so pleased to have been a part of that.
