Well, we missed on this one!  Can’t win them all, but we have to own it! We listed this home at $730,000.  It only sold for $709,000; and, it took 83 days on the market.  We just missed the mark on the listing price; other than that, it was a very nice property!  It just goes to show you, just a little bit too high, the market punishes you; too low, the market quickly brings it right up to market value!  Because of the Listing Price being less than 3% too high, it sat on the market.  So, since it took 83 days, we cut our side of the commission in HALF!  (We put that in our Listing Agreement, by the way!)  The Sellers was still very pleased with us as she used us to purchase her next home!
